We have an exciting opportunity for a project management professional. This role will be responsible for the coordination of the Tenant construction process in accordance with the Landlord’s leasing requirements for its Industrial and Retail tenants.

Responsibilities

On a day-to-day basis, the key responsibilities include:

  • Prepare budgets, job costs and issue purchase orders, reconcile budget versus final costs;
  • Undertake selection process for design team and either a general contractor or direct to sub-trades when applicable, make recommendations on proponents and participate in contract negotiations;
  • Coordinate parties and activities in the issuance of municipal permits, as required;
  • Monitor execution of work in the field to ensure adherence to lease, quality control and health and safety standards;
  • Coordinate Tenant work requirements with Base Building design and construction and approval of its drawings and specifications via Landlord’s formal alterations letter process;
  • Manage commissioning of the completed work and turnover to the Tenant and Property Management;
  • Following work completion, obtain as-built drawings, warranties, ensure closure of permits and any other requisite close-out documentation;
  • Act as the Landlord’s main point of contact with Tenants while undertaking Landlord improvements or overseeing Tenant work, delivering superior customer service to Tenants while ensuring the Landlord’s interests remain a top priority.

Qualifications

To succeed, candidates must possess the following combination of education, experience and skills:

  • 5+ years of progressive experience in the project management field in the construction industry;
  • Completion of a university degree or college diploma in a related, technical field of study;
  • Completion of courses in project management and/or PMP designation;
  • Working knowledge and ability to read and understand construction drawings and compare to site conditions and make amendments/updates when necessary;
  • Working knowledge of MS Office Suite, including MS Project, CAD software is necessary and JDE EnterpriseOne is highly desirable;
  • Strong communication and negotiation skills;
  • Ability to contribute in a fast-paced, deadline driven team atmosphere; and
  • Must have a valid driver’s license and access to a vehicle.
