The Residential Property Accountant will be responsible for the full accounting cycle for a portfolio of residential properties, including the management company, Menkes Rental Suites Management.

Responsibilities


  • Prepare and generate monthly financial reporting packages, including Income Statements, Balance Sheets, Cash Flows, Bank Reconciliations and Fixed Asset Amortization Schedules for assigned properties and companies, in accordance with reporting deadlines.
  • Prepare quarterly reports as required by Partners.
  • Book month-end accruals; and, reconcile balance sheet accounts (Sundry Receivables, Prepaid and accruals).
  • Upload and validate monthly G/L activity for several properties into JDE EnterpriseOne.
  • Record monthly property management fees for all individual residential units under management.
  • Prepare monthly owner distribution report for review by Director, Condominium Rentals, adjusting for future cash requirements as needed.
  • Calculate and remit monthly withholding taxes for non-resident owners.
  • Complete HST Rebate applications on behalf of owners as required.
  • Generate, update and input three-year budget for the management company. Analyze actuals against budget and revise the forecast on a quarterly basis, coordinating with various business groups to ensure current and accurate inputs. Track and maintain various schedules including utilities, realty taxes, terminated leases, new leases, Menkes owned units, insurance liability schedules, capital item warranties and revenue contracts.
  • Create and maintain process documentation on processes and become the Subject Matter Expert for the department on the use of Buildium
  • Work closely with the A/P & A/R Representative to ensure transactions are recorded accurately and payments are processed with required back-ups and approvals.
  • Support the A/P & A/R Representative in the effort to identify and communicate all NSF charges immediately to the property management team, post NSF fees and monitor outstanding charges.
  • Account for leaseback programs, where applicable, reporting on the results of the program to Management and invoice/remit payment to the developer on a monthly basis.

Qualifications

  • Completion of post-secondary degree/diploma
  • Attainment of the CPA designation or enrollment in the program is an asset
  • 2+ years of accounting experience in the Residential property management field is an asset
  • 3+ years of progressive work experience in Accounting is required
  • High degree of proficiency with web-based tools and applications including Microsoft Office (Excel and Adobe Acrobat)
  • Competency in Rental management software Buildium, JDE or CMS is an asset
  • Superior communication skills
  • Strong collaboration and relationship building skills with the ability to work well with all levels across the organization
  • Excellent organizational and multi-tasking skills with the ability to deliver high quality results while working under multiple deadlines
